🔎 Electrical check
The electrical check is a comprehensive condition assessment of your entire electrical installation — from the sub-distribution board and sockets to cables and protective devices, including a read-out of the digital meter. I inspect according to the requirements of the Spanish Reglamento electrotécnico para baja tensión as well as German safety standards.
You’ll receive a clear, written assessment with concrete recommendations — ideal as regular preventive maintenance or before major renovations.
🛠 Fault-finding
Flickering lights, tripping fuses, or unexplained power outages almost always have a specific cause. Using professional measuring equipment, I pinpoint faults precisely, instead of replacing components on a hunch.
That saves time and money — and fixes the actual problem, not just the symptom.
⚡ Residual current protection (RCD)
The residual current device (RCD) is one of the most important safety features in any electrical installation — it protects against potentially fatal electric shocks. Many older installations in the Canary Islands, however, have no RCD protection at all, or an outdated one.
I check whether an RCD is present, how it responds, and whether it’s correctly sized, and identify where retrofitting is needed.
⚡ Surge protection
Thunderstorms and grid fluctuations can damage expensive electrical appliances — surge protection intercepts these voltage spikes before they cause harm. Under the current Reglamento electrotécnico para baja tensión, it’s even mandatory for new installations and certain types of systems, yet it’s often overlooked in older existing installations.
I check whether, and in what form, surge protection is required or advisable, and oversee the proper retrofit.
🏡 Electrical check before buying a property
Before the notary appointment, it’s worth taking an independent look at the electrical installation of the property you’re interested in: the age of the installation, the condition of the fuse box, existing RCD protection and — very importantly — whether a valid Boletín Eléctrico is in place.
This way, hidden defects can be identified before the purchase and, if necessary, factored into the price negotiation, rather than having to be fixed expensively afterward.
