Property and electrical projects in Spain
An electrical installation that meets both German and Spanish standards is often the underestimated factor when buying property, renovating, or renting out. A missing Boletin Eléctrico, outdated fuses, or unclear responsibilities with Endesa can become expensive — or, in the worst case, pose a safety risk.
As a German master electrician (Elektrotechniker-Meister) and Electricista Autorizado licensed in Spain, I advise you independently of the actual installation work: I assess the technical condition, clarify risks and costs, and support you in communicating with Spanish tradespeople, architects, and utility providers. My consulting services are aimed at private individuals as well as Comunidades and landlords — whether on the Canary Islands or elsewhere in Spain.

🏠 Buying a house in Spain
The purchase contract is signed — but is the electrical installation actually safe and up to the current standard? Many buyers rely on visual impressions alone, while real defects often only come to light through a professional inspection.
What should you look out for? Age of the installation, presence of residual-current protection, condition of the fuse box, proof of a valid Boletín Eléctrico.
What are the risks? From increased fire risk to problems on resale if no valid Boletín Eléctrico is available.
When is an electrical check worthwhile? Ideally before signing the contract, or at the latest before the notary appointment — this way, defects can still be factored into price negotiations.
📋 Technical assessment
Even for existing installations with no immediate purchase in view, an independent outside assessment can be worthwhile:
Consultation – A realistic assessment before you hire a tradesperson.
Condition of existing installations – Does the installation still comply with the current Reglamento electrotécnico para baja tensión?
Modernization needs – Where is a full renewal worthwhile, and where is a targeted upgrade sufficient?
Safety defects – Identifying typical risks such as missing earthing or overloaded circuits.
